How the partial sale works with Svazer

Svazer buys the vacation home from you if its customers are interested and converts the property into an SPV with a maximum of 8 shares. The SPV becomes the new owner with registration in the land register. According to your needs and use, you can keep an eighth, a quarter or even half of the shares in this property company as owner. The remaining shares will be sold by Svazer to other selected shareholders.

We take care of the preparation of sales documents and corresponding photographs and videos. If not already available, we also support you with our local experts in preparing any necessary documents that may still need to be included, such as energy certificates, legal conformity of the development and the like.

Svazer sends the offer for the share purchase to its always up-to-date customer list with matching interest in region and property type. Furthermore, the shares are additionally listed on our platform. The customers are thoroughly checked and carefully selected if there is a suitable interest. In addition, our highly influential channel partners are also in action to find shareholders for your property.

The current furnishings are examined by our team and its interior architects and designers and, if suitable, purchased directly by you. We will make your house shine in new splendour and beauty if necessary.

Apart from the possible preparation of legal documents necessary for the sale, which are yet to be available, Svazer does not charge any further fees for the listing and the search for new buyers. Svazer charges its legal structuring and drafting services only to the new shareholders.

As a matter of principle, Svazer does not start the restructuring into an SPV and the purchase transaction until there is corresponding interest and a firm commitment of more than 50% of the shares. This can vary depending on the location, property and the current specific demand of our customers. Regardless, you can withdraw your property from Svazer platform and the partial sale at any time before purchase and restructuring.

You can sell your remaining shares at any time. If the other shareholders do not exercise their respective right of first refusal, we will be happy to assist you in further selling your shares.
